If I decide to sell my home as a “For Sale By Owner” but later decide that it’s too much to handle, can I switch to Full-Service Representation?
Yes, you can. The amount already paid is non-refundable but will be credited to the standard Full-Service rate when your home sells. Its best to make the best debut possible when you first hit the MLS so switching mid-stream is not recommended but it can be done. Consult your broker/agent before choosing to sell as a “For Sale By Owner”.
Should I inform you if I have received or accepted an offer or any other status change?
Yes, please inform ATLAS Real Estate immediately as it is mandatory that all listings must be current or fines may be imposed by the MLS. If a seller chooses a “For Sale By Owner” listing package and fails to update the broker regarding the status of that listing, then any fines levied by the MLS can and will be recovered from seller for not properly informing ATLAS Real Estate of the status change. Always use the Listing Status Update Form that was given to you in your listing package.
What is your policy on refunds?
“For Sale By Owner” listings are refundable as long as the property has NOT been uploaded to the MLS. Once a property has been uploaded into the MLS, the work has already been completed and at that point the fee becomes non-refundable. Full-Service Listings are not collected unless your property sells. No refunds are provided for Full-Service Listings.
What is a Home Buyer Credit and how does it work?
A Home Buyer Credit are funds received from their agent at closing in the form of a credit towards the buyers closing costs. These funds reduce the amount of out-of-pocket expenses at closing. If a buyer represented by Atlas purchases a home that is also listed by Atlas, no credit will be given to the buyer as this is how Atlas reduces the total commissions paid by the seller when selling their home.
What is the MLS and why should I use it?
The MLS (Multiple Listing Service) is a database for only brokers and agents to list properties for sale or for rent. The why is easy, EXPOSURE, EXPOSURE, EXPOSURE = SOLD!!! You want to reach as many people as you can and the MLS is how you do this.
Once your property is listed on the MLS, other third-party sites retrieve this data and add it to their own websites further advertising your property. Sites like Zillow, Trulia, Realtor.com, Homes.com as well as many other major real estate brokerages.
Why should I list my property on the MLS?
More than 91% of sellers sold their homes with the assistance of a real estate agent. More than 87% of home buyers purchased their home through an agent or broker. Brokers and agents typically don’t search outside of the MLS because there is no contract for cooperation, basically saying that the broker or agent will be paid for bringing the buyer to the seller. Also, when you sell your property through the MLS it will automatically be uploaded to hundreds of other real estate websites including other larger brokerages. The MLS is the most efficient way to market your property.
Why should I use ATLAS Real Estate?

What other fees do you charge for your services?
There are no other additional or hidden fees charged to any seller or buyer.
If the buyer does not have an agent, do I still have to pay a buyer’s commission?
If you sell your home using our FSBO package and as long as there is no buyers agent included in the transaction then the answer is no. All you pay is your flat rate. If ATLAS brings the buyer, then an additional 2% will be added to the seller’s closing costs under Broker Compensation, at closing. In most cases the buyer will already have representation in which case the offered commission will be paid to the buyer’s agent.
